1. Agreement to Terms & Nature of Service
These Terms & Conditions constitute a legally binding agreement between you ("User", "Tenant", "Landlord", or "Property Manager") and RENTREDDY. RENTREDDY provides a property management software platform designed to facilitate the leasing, administration, and management of rental properties.
Platform as a Facilitator: RENTREDDY is not a real estate broker, agent, or property owner. We provide the tools for landlords and tenants to communicate, manage leases, pay rent, and track maintenance. We are not a party to any lease agreement or tenancy contract entered into between landlords and tenants.
2. Leasing & Tenancy Agreements
All lease agreements executed or managed through the RENTREDDY platform are solely between the Landlord (or authorized Property Manager) and the Tenant.
- RENTREDDY does not guarantee the validity, enforceability, or compliance of any lease agreement under local laws.
- Users are strongly advised to seek independent legal counsel when drafting or signing lease documents.
- Both parties must adhere to the terms specified within their independent lease agreement, including but not limited to rent amounts, due dates, and lease duration.
3. Tenant Obligations
By using RENTREDDY as a tenant, you agree to:
- Timely Payments: Pay rent, utilities, and any associated fees in full by the due date stipulated in your lease agreement.
- Property Care: Maintain the leased property in good condition, reasonably avoiding damage beyond normal wear and tear.
- Maintenance Reporting: Promptly report any structural, plumbing, electrical, or other significant maintenance issues through the platform's maintenance portal.
- Lawful Use: Use the property strictly for lawful residential or commercial purposes as permitted by the lease, and avoid engaging in any illegal activities on the premises.
4. Landlord & Property Manager Obligations
By using RENTREDDY as a landlord or property manager, you agree to:
- Habitability: Provide and maintain the rental property in a safe, habitable condition in compliance with all local health, safety, and building codes.
- Maintenance Response: Acknowledge and address maintenance requests submitted by tenants through the platform in a reasonable and timely manner.
- Privacy: Respect the tenant's right to quiet enjoyment and provide adequate notice (as required by local law) prior to entering the leased premises.
5. Payments, Security Deposits, & Late Fees
RENTREDDY utilizes Razorpay to securely process online rent and fee payments.
- Rent Collection: RENTREDDY facilitates the transfer of funds. However, the clearance of funds is subject to banking timelines. RENTREDDY is not liable for bank delays.
- Late Fees: Landlords may configure automatic late fees through the platform according to their lease terms. Tenants are responsible for paying these fees if rent is delayed.
- Security Deposits: Security deposits are held by the Landlord, not RENTREDDY. The administration, holding, and return of the security deposit, including deductions for damages, are governed entirely by the lease agreement and local tenancy laws.
6. Lease Termination & Evictions
RENTREDDY may provide tools to track lease expirations, issue notices, and log eviction proceedings. However, RENTREDDY does not execute evictions or enforce lease terminations. All eviction proceedings must be carried out legally by the Landlord through the appropriate judicial channels in accordance with local jurisdictional laws.
7. Prohibited Activities on the Platform
In accordance with the Information Technology Rules, 2021, users shall not host, display, upload, or share any information that is unlawful, defamatory, harassing, discriminatory, or infringes on any proprietary rights. You may not use the platform to harass landlords or tenants, submit fraudulent payment information, or create false maintenance requests.
8. Limitation of Liability
RENTREDDY acts solely as a property management software provider. We shall not be held liable for:
- Any property damage, personal injury, or loss of life occurring on the leased premises.
- Unpaid rent, utilities, or damages caused by a tenant.
- Disputes arising between landlords, tenants, and property managers.
- The failure of a landlord to return a security deposit.
9. Governing Law and Jurisdiction
These Terms shall be governed by and defined following the laws of India. RENTREDDY and yourself irrevocably consent that the courts of Bengaluru, India shall have exclusive jurisdiction to resolve any dispute arising in connection with the use of the platform.
